GENERAL RENT CONDITIONS

01) INTRODUCTION
The apartment object of the contract is rented only for tourist purposes, in conformity to art. 1 paragraph 2 letter C, law n° 431/98-.

02) RESERVATION
The reservation can be made directly in office by phone, fax, e-mail or by internet. It is definitely confirmed only on receipt of the "Booking Confirmation" that Euro Immobiliare real estate agency will send by post, e-mail or even hand over personally to the client, immediately after having received the deposit. With this payment the guest declares his acceptance of the following rent conditions.

03) PAYMENT
Soon after booking, an account corresponding to 30% of the rent price will be requested. The balance 70%, with the addition of the extra obligatory and optional charges, has to be paid on arrival. Guests can choose among different ways of payment: paying personally the account to Euro Immobiliare real estate agency sending it by post (postal order, covered cheque by registered letter) or by making a bank transfer (the bank is called
"Friuladria"). Guests wishing to book on line will have to pay the account necessarily by credit card and he'll to pay the charge of the bank transaction. The settlement, besides the extra obligatory and optional charges, must be paid on arrival, at the same time by showing the requested documents (see point 5) or before arrival, by credit card on line, paging to www.agenziaeuroimmobiliare.com. Guests will be given the keys of the flat only after having settled up.

04) CANCELLATION
The deposit will not be given back under no circumstances. Should the guest be forced to cancel the reservation he will have to inform in writing the real estate agency at least 5 weeks before the beginning of his stay. Otherwise shouldn't the apartment be rented again, the guest must also settle up the rest. Should the client then decide to leave the flat before the day fixed for the departure, the real estate agency Euro Immobiliare will not refund neither the rent and the extra charges already paid.

05) ARRIVAL
The arrival must be on the fixed date between 4 p.m. and 7.30 p.m. (summer time). In case of delay the client is requested to inform in good time the real estate agency Euro Immobiliare. Otherwise the apartment will be keep at disposal just for one more day, after which the real estate agency could rent it again with the above-mentioned consequences for the guest (see point 4). On arrival all the occupants are requested to show the identification papers. Too speed up the arrival formalities, we suggest our guests filling in the special forms with all the requested data and sending it already signed before the arrival itself or handing it over upon arrival.

06) CONDITIONS OF STAY
It is absolutely forbidden to host a higher number of people than the one of the beds available in the apartment. Concerning this, the children are considered as adults. Only on request and always if allowed by the current regulation, real estate agency Euro Immobiliare can put up one extra person under payment of a surcharge. The presence, even if only occasional, of a higher number of people than indicated in the contract will resolve in the
cancellation of the contract and the client will be obliged to pay a penalty. Pets are allowed only if authorized by real estate agency Euro Immobiliare, in conformity to the communal rules of each residence. The use of personal stoves and heaters is not permitted. All guests must observe the regulations of each residence regarding rest hours, especially in the afternoon and a night.

07) APARTMENT EQUIPMENT
All our apartment are fully furnished and supplied with stoves or gas cookers, hot and cold water, electricity 220 volts. For every bed there is a blanket provided. Guests must only bring their own bed linen, table linen and bath linen. You can rent on spot, on request sheets and pillow-case. The guest must inform the real estate agency Euro Immobiliare about any breakages and missing equipment within 24 hours from receipt of the keys. Should the real estate agency not be informed, the costs will be charged to the client. The swimming-pool, during the summer season, for sanitary requirements, could be closed for 2 - 3 days.

08) DEPARTURE
The apartment must be left free on the departure day, at the latest at 10 a.m. In order to allow Euro Immobiliare staff to check the apartment condition. The departure must be during office hours. Also the departure at night or after office hours can take place but only on request. In this case the real estate agency can decide to keep the caution (see following point) and to return it by certified priority mail after having checked the apartment. Postal expenses are personally charged. The flat must be left free of rubbish, bottles, any kind of boxes, etc. The saucepans must be clean, the cupboard shelves cleared out and the refrigerator empty and defrosted (please do not scrape or remove ice with pointed objects but use instead the "defrost" button - usually red - and leave the fridge door open). Shouldn't the flat be left in order, it will be charged.

09) CAUTION
The guest must take the utmost care of the apartment equipment (kitchenware, household appliances, mattresses etc.). Any damage will be charged at list price. As a guarantee for the observance of the above-mentioned rules, the guests will pay the real estate agency Euro Immobiliare on arrival the caution. This interest-free caution will be returned after the apartment conditions have been checked.

10) AGENCY RESPONSABILITIES
The real estate agency Euro Immobiliare operates as an intermediary between the guest and the owner of the flat. The real estate agency Euro Immobiliare can not be considered responsible for breakages, accidents, losses, delay and inconveniencies in general that should take place in the flat. The real estate agency will however help to solve any problem whereas possible. Any request of compensation for damages must be addressed to the owner of the flat through the real estate agency.

11) PRIVACY
In accordance with law n° 196/2003 "Report about the protection of the personal data", we inform you that your personal data indicated in the booking form will be treated by Euro Immobiliare in observance of this law, only for the reservation and the sending of the catalogue. The drawing up and the sending of the booking confirmation expresses the consent of the guest to the treatment of his personal data as above mentioned.
